Should the Listing Realtor be Present When Viewing Homes For Sale?

 
On this week's Property Egg TV, an online real estate show based in Vancouver, the topic of lock boxes and the listing Realtor being present during showings was brought up by Ian Watt.
 
What this means is that as a buyer you are represented by an agent who will show you the property and the agent representing the seller would also be there.
 
It was great conversation amongst a group of Realtors and consumers. The Realtors involved were Ian Watt, Matt Collinge, Roland Lewis and Gerard Hagan of Edmonton.
 
In the end I am not sure we created a consensus however all involved left with a new perspective and a curiosity to work towards a best practice.
 
The pros and cons are:
 
Pros 
 
As a home seller you have your Realtor present to ensure your home is not damaged and treated respectfully 
 
As a home seller you have your Realtor present to answer any questions the buyer may have that the other agent can not answer
 
As a home seller your Realtor can narrate what it is like to live in this home and neighborhood based on your experiences giving people  more human perspective on the property
 
Cons
 
The buyer may fee uncomfortable and not view the property with focus and an open mind
 
If the buyer has questions they may not ask them in front of you and they may be forgotten once the buyer and their Realtor are alone.
 
The buyer's Realtor is limited to your availability to show the property
