Part 3 of a series comprised of my opinions re: who should consider buying Vancouver Real Estate now & who may want to wait to pursue Vancouver homes for sale.
Young or young at heart professionals earning above average income currently renting or in some cases living at home should hold off for a few more months before buying Vancouver real estate.
Real estate prices will continue to drop into the new year.
Spring time is traditionally begins the climb to the peak of annual real estate activity, but what if it doesn't happen? There are a lot of sellers hanging on hoping the spring will bring them the price they want.
Not likely.
This will work in a buyer's favor as reality sets in.
To really take advantage of this opportunity, your work starts now.
Find yourself a great Vancouver Realtor who is accepting of your long term strategy and will be patient yet tennacious in finding you the best possible deal as opposed to allowing you to settle for market value.
Be willing to make offers on 4 or more places as opposed to just your favorite.
Get your financing arranged. Meet with a lender, explain to them you will want to be able to move quick and have give the best pre approval they can.
Be prepared to complete as quickly as 14 days. You will be offering less than the sellers hoped to see, a quick and extremely probable completion may help them get over the price.
Be aggressive in removing your subjects. Keep the time lines short, don't give the sellers time to find a way out if regret sets in regarding the agreed to price.
