Vancouver Realtors Resetting Days on the Market Stat

 

 

Vancouver Real Estate is taking longer to sell this year than last. This has lead to an increase in a particular Real Estate marketing technique designed to 'reset' the number of days on the market.

What happens is a Realtor terminates a listing and then resubmits the listing to the MLS, often the same day. This then creates a new listing with a new MLS number.

I assume the goal is give the appearance that the listing has not been on the market for as long as it truly has.

I don't get it.

Who are they trying to deceive and why? Is days on the market really that relevant? Not in my opinion. Either way, trying to mask this data is disingenuous.

The public does not have access to the days on the market stat, Realtors can view the listing history for that property and see what has been done. So really there is no duping anyone.

It took time & effort by the Realtor, their client, their manager & the Real Estate Board to complete this process.

Time & energy not spent on methods that will be effective marketing the property.

This tactic is within the rules, so these Realtors are 'on side' by the book, but by the consumer?
