I had an interesting conversation with someone today about how they selected a Metro Vancouver Realtor.

Essentially they ended with the Realtor they have due to an existing relationship. Not a previous Real Estate relationship but a social relationship.

Now this person is not displeased with their Realtor, I simply mentioned a couple of Realtors in this person's area that I know and they offered up the story how she selected her Realtor.

It leads to the question though, how does a consumer 'shop' for a Realtor if they were not to ask someone, already know one or the friend of a friend's cousin etc. is a Realtor scenario.

It is no wonder people end up in situations simply using who they know or someone else knows.

Even worse people end up in situations where they feel guilty or fear social awkwardness if they don't use this person whom they already have a relationship with.

That is the absolute worst way to select a Realtor in my opinion. Seems to be ample potential for the relationship to be strained or destroyed.

That being said if you are choosing someone you know or have a social relationship with because you believe them to be competent and capable, that's a completely different story.

So how would you search for a Realtor if you were starting from absolute scratch? What would lead you to pick up the phone and call them?
