Virtual or Video Tours are quickly becoming an expected Real Estate marketing tool in the same manner that sellers expect photos to be taken of their Vancouver homes for sale.

But not all tours are created equally. In fact there is a broad range in the quality and cost of video tours.

With the massive improvements in digital recording and photography along with a myriad of editing software there is many methods of creating Real Estate video tours.

What to look for in a great video tour?

Longer than 30 seconds but shorter than 1 minute unless it is an exceptionally large property. Data shows anything longer than a minute and you will be quickly dropping viewers.

High resolution video or photos of the utmost quality. Yes photos can be used and can result in a better product. A special effect known as the Ken Burns effect, creates the perception of moving through out the room and home.

Pleasant back ground music. It is a given that there needs to be background music, but please spare viewers grocery store music from the 80's.

Narration, They can also be professionally narrated highlighting various features and further enhancing the tour and conveying the feel and features of the home for sale.

They should load quickly on a viewers computer when clicked on. You have a very limited time to engage online consumers and slow load times will almost guarantee only the most committed home buyer will actually view the tour.

When choosing a Realtor to sell your home ask for a few samples of video tours that they employ and ensure it is a great product as it may be the difference maker in whether buyers come to view your home or not.
