Selling A Tennanted Property? How To Notify The Tenant

If you own a Vancouver home for sale that has a tenant (condo, townhouse, house with a basement suite) you need to follow some basics regarding notifying the tenants prospective buyers would like to view the property.


To show a property occupied by tenants you must provide written notice 24 hours but no more than 30 days prior to entry stating the purpose of entry along with date and time. The time must be between 8am and 9pm.

Unless the tenant agrees otherwise. 

This is a key point, selling a tenanted property can range from a piece of cake all the way to just about impossible depending on the co operation of the tenant.

Beyond the other benefits of being a good landlord when it comes time to sell you want the tenants to be on your side. Not neutral or worse working against you. Pay attention to your rental property and your tenants. Treat them like you would want to be treated. As a landlord you need them more than they need you, even with our low vacancy rates.
